- Load-rated deck engineered for workshop use (benches, equipment, parts), with compliant stair geometry for carrying cartons and long items.
- Column lines pushed to perimeters/aisles to keep the working bays below open; clearances checked to roller doors, lighting and forklift routes.
- Full approvals pathway managed end-to-end (design documentation, private certification, council liaison) to de-risk revaluation.
- Off-site fabrication and a tightly sequenced install—crew finished around 2 pm on day three—to return the site to operation quickly.
- Surface finish advisory: specified a polyurethane, slip-resistant paving coat for the workshop deck to aid static dissipation, cleaning, and safety.

FMF engineered a wall-mounted, clear-span mezzanine that puts the repair function upstairs and keeps the ground level free for storage and fast movements. By coordinating structure, access and services—and managing certification and council approval—we delivered a compliant, valuation-friendly upgrade with minimal downtime. The result is a practical, two-level workflow: parts and benches above; open, uncluttered storage and handling below.
