Challenges

National road-transport refrigeration group moving into a new facility in a flood-prone area; needed high-capacity storage for heavy palletised spares; required a purpose-built spare parts department with controlled access and visibility; had to create multiple site offices “off the ground” for different teams; very tight stairwell envelope (1,322 mm) between existing buildings; works delivered during a prolonged wet period without disrupting operations.

Project Summary

Transport Innovations (The Iceman Group) are the people you call when a refrigerated truck stops and the load is at risk. As they moved into a new Brisbane facility—located in a flood-affected zone—they needed more than a simple raised floor. FMF designed a 45 m × 6 m mezzanine to carry heavy palletised stock and transformed the under-mezzanine into a fully enclosed spare parts department using EPS refrigeration panels. We integrated mini roller doors beneath the structure so forklifts could deliver pallets directly into the space and close it off quickly. Glass windows and purpose-built servery benches on both sides gave technicians a controlled, efficient counter for collecting parts throughout the day.

Beyond the mezzanine, FMF handled the ground-level office brief by building a 300 mm raised floor system—effectively a “mezzanine on the ground”—so management and service teams remained above flood level. A tight 1,322 mm gap between existing buildings demanded a bespoke stair and landing solution; our installers engineered and fitted a compliant staircase that threads the needle while maintaining safe access to the upper storage. Multiple air-conditioning units and high-lux lighting completed the pick/pack/ship environment, turning an empty bay into a bright, functional hub.

This was a multi-element delivery across roughly six months and wet weather, coordinated end-to-end by FMF. Our consultancy approach meant the client received more than a mezzanine: we provided the spare parts department, flood-resilient ground offices, secure access and visibility, and the circulation routes to make it all work. As with every FMF project, Transport Innovations approved the 3D model prior to fabrication—so what was imagined is exactly what was delivered.
